Job Description / Responsibility
1. A facility manager is the ultimate organizer, making sure that a building and its premises meet the needs of the clients, employees and visitors by managing all of the required services.
2. The job is responsible for the management of services and processes that support the core business of any High Raised Building, 5 STAR Hotels and all the other International Buildings that operates within the International Standard.
3. Facilities managers make sure that the Cityscape Tower Ist LEED Platinum certificate warded building has the most suitable working environment for its employees and their activities.
4. This is a diverse field with a range of responsibilities, which are dependent on the structure and size of the organization and its clients, and fulfilling all their needs and wants at its level best.
5. Facilities managers are involved in both strategic planning and day-to-day operations, particularly in relation to buildings and premises. Likely areas of responsibility include:
6. Ensuing Cliental Services of all type
7. Maintenance of all the Building Equipment
8. Building and Grounds Maintenance;
9. Cleaning;
10. Catering and Vending;
11. Health and Safety;
12. Procurement and Contract Management;
13. Security;
14. Space Management;
15. Utilities and communications infrastructure.
16. Your duties will be depending and will generally focus on using the best business practices to improve efficiency, by reducing operating costs while increasing the quality of the service in all of the above mentioned sections of the building.
17. The applicants should have Operation and Maintenance experience in any type of Industry/ High Raised Building/ 5-star Hotel/ University etc. in the following areas
18. Diesel Generator operation and Maintenance.
19. Sub-station (Transformer and ACB/VCB etc.)
20. LT Panel, HT Panel and PFI Plant.
21. Water Treatment Plant (WTP)
22. Lift
23. Cleaners / Sanitary and plumbing / painting etc.
24. Diesel Engine / Fire Pump /Fire Fighting system
25. Conduct regular inspections of all areas of a facility.
26. Must handle all problems diplomatically
27. Should be appreciated to have patience & competence to work under pressure.
28. Should have the ability to do multitask
29. Must have ability and willingness to move with purpose and a strong sense of urgency
30. Must meet the deadline for the assigned mission.
31. Strong decision making, quick conflict management ability and good negotiation skills.
32. Excellent communication skills in both written & spoken English
33. Ensuring the proper working of all electro-mechanical units and systems.
34. Leading a team of subordinates and delegating work areas.
35. Keeping a record of all day-to-day maintenance and service activities.
36. Evaluating the performance of the subordinates.
37. Preparing and maintaining documents of the Building and Building Clients;
38. Constantly and Pro-Actively Monitoring of the clients
39. Project Management and Supervising and Coordinating the work of contractors;
40. Calculating and Comparing costs for required goods or services to achieve maximum value for money;
41. Planning for future development in line with strategic business objectives;
42. Managing and leading change to ensure minimum disruption to core activities;
43. Directing, coordinating and planning essential central services such as reception, security, maintenance, mail, archiving, cleaning, catering, waste disposal and recycling;
44. Ensuring the building meets health and safety requirements and that facilities comply with legislation;
45. Keeping staff safe;
46. Planning best allocation and utilization of space and resources for new buildings, or re-organizing current premises;
47. Checking that agreed work by staff or contractors has been completed satisfactorily and following up on any deficiencies;
48. Coordinating and leading one or more teams to cover various areas of responsibility;
49. Using performance management techniques to monitor and demonstrate achievement of agreed service levels and to lead on improvement;
50. Responding appropriately to emergencies or urgent issues as they arise and dealing with the consequences.

Educational Requirements
B.Sc Engineering (Elec/ Mech) from any recognized University to enter this role but BUET, University of Dhaka is preferable.
